Listing Requirements :

2. Set a realistic price based on comps; listings overpriced by >10% may be flagged or rejected.

Documentation Rules :

1. Upload required disclosures: property condition, HOA rules, flood/lead paint risks, and Florida-specific erosion/radon forms.
2. Provide proof of ownership (deed/title excerpt) and survey if available; all info must be truthful to avoid removal.

Conduct Rules :

1. Respond to inquiries within 24 hours; no spam, scams, or discriminatory practices—equal access for all buyers.
2. Listings auto-expire after 6 months or upon sale; updates needed for price changes or status shifts.
